Why Property Managers, Real Estate Professionals & Business Owners Choose SPD Electric

Most residential electricians can’t legitimately handle commercial work. Commercial projects require different licensing, insurance, project management capabilities, and more — plus the workforce flexibility to deliver on schedules that don’t bend.

SPD Electric is built for commercial work specifically.

Real Commercial Capability

SPD Electric is a fully licensed C-10 electrical contractor with the insurance, certifications, and crew capacity required for serious commercial work. Owner Samuel Hernandez-Cruz built 16 years of his career on commercial and industrial projects through IBEW Local 11 — climbing from Apprentice to acting Superintendent on his last project before founding SPD.

Union Workforce Scaling

As an IBEW Local 11 union shop, SPD can request additional manpower from the union hall on any project — ramping up the crew when scope demands and releasing workers back to the union when the project completes. All union employees are randomly drug-tested and trained in CPR, OSHA, and safety protocols. This is the same flexibility large commercial GCs rely on, available for projects of every size.

DIR Registered for Public Works

SPD Electric is registered with the California Department of Industrial Relations (DIR) for prevailing wage public works projects. We hold all required certifications and compliance documentation to bid on and execute state-funded projects — schools, public buildings, municipal facilities, and other prevailing wage scopes most contractors can't legally touch.

Typical TI project starts at $5,000 — scope-dependent.

Commercial Panel & Service Upgrades

  • Pre-purchase electrical inspections
  • Title 24 compliance verification
  • Occupancy change electrical updates
  • Insurance-required upgrades
  • ADA compliance for outlets and switches

  • Circuit identification and labeling
  • Equipment compatibility diagnosis
  • Power quality assessment
  • Documentation of existing conditions

Featured Project: Anaheim School Prevailing Wage Project

Real commercial work that demonstrates SPD’s capability beyond the residential scope most local electricians handle.

Project Type:

California Public School Lighting & HVAC Control Wiring Upgrade

Location:

Anaheim, CA

Scope:

Full lighting and switch replacement throughout the entire school facility, plus control wiring for newly installed A/C units across all classrooms and common areas.

Compliance:

This was SPD Electric’s first prevailing wage project — and one of Samuel’s proudest professional achievements. Public school work isn’t available to contractors who haven’t done the work to qualify: full California Department of Industrial Relations (DIR) registration, project-level performance bonding when required, certified payroll capability, all relevant insurance coverage at public-works limits, OSHA compliance documentation, and IBEW or licensed equivalent workforce.

For SPD, every credential was already in place. The school awarded the contract based on qualifications, then SPD’s union crew delivered the scope — replacing every light fixture and switch in the building and providing the control wiring for the school’s newly installed HVAC system.

This is the level of capability and compliance SPD brings to every commercial project, whether it’s a $5,000 office TI or a six-figure prevailing wage scope.

Our Commercial Project Process

Commercial work runs differently than residential. Here’s what to expect when SPD handles your project.

01

Site Walk & Scope Discovery

We meet on-site, review existing conditions, walk through the planned scope with you and your team (general contractor, property manager, designer, or owner), and document what we see. For TI work, we coordinate with the rest of the trades early.

02

Written Itemized Bid

You receive a written, itemized bid documenting scope, materials, labor, permits, and timeline. For larger commercial projects we provide AIA-format schedules of values or breakouts that match your project management process. No surprises, no scope creep.

03

Permits, DIR Registration & Coordination

Once contracted, we pull all required permits through the appropriate city building department and handle DIR registration for prevailing wage projects. We coordinate with utility (SCE, PWP, GWP, etc.) for service upgrades and provide certificates of insurance to your project team.

04

Project Execution

Union crew delivers the work. For larger projects, we provide weekly progress reporting and milestone billing. Daily site cleanup, professional on-site conduct, and respect for occupied buildings (when applicable) are non-negotiable.

05

Walkthrough, Inspection & Punch

Final city inspection. Walkthrough with you and your team. Punch list completion. Documentation package delivered including permits, inspection reports, equipment warranties, and as-built drawings where applicable. 2-year workmanship warranty in effect.

Frequently Asked Questions

What's a typical timeline for a commercial tenant improvement?

Most office or retail TI work takes 2–6 weeks from contract signing to final inspection, depending on scope, permit timing, and coordination with other trades. We provide a written timeline as part of every bid and update weekly during execution.

Yes. SPD Electric is registered with the California Department of Industrial Relations (DIR) for prevailing wage work. We hold the certifications, bonds, and compliance documentation required to bid on and execute state-funded projects. Our first prevailing wage project — a full lighting and HVAC control wiring upgrade for a public school in Anaheim — is documented in our portfolio.

Yes. SPD is an IBEW Local 11 union shop. We can request additional manpower from the union hall to staff up larger projects and release workers back to the union when scope completes. This gives commercial clients the workforce flexibility of a much larger contractor with the accountability of a small owner-operated shop.

Yes. Most commercial work happens under a GC or owner’s project manager. We provide RFI responses, submittals, weekly progress reports, change order documentation, and milestone billing on whatever cadence the project requires. We’re comfortable working in established commercial project management environments.

Yes. Certificates of insurance with appropriate additional insureds typically delivered within 24 hours of request. Standard COI requirements (general liability, workers’ compensation, auto liability) are routinely met for all commercial work.

Yes, depending on project type and current program availability. SCE Business Rebates EV charging program and lighting rebate programs change annually but typically cover meaningful percentages of project cost for qualifying installations. We help commercial clients understand current rebate eligibility during the bid process.

Wisetack financing is available for projects up to $25,000 with monthly payment options. For larger commercial projects, we can structure milestone billing aligned with project phases. Discuss specific options during your free site walk.

Commercial work involves different code sections of the NEC, often three-phase service, higher amperage, more complex life-safety systems, and stricter compliance documentation requirements. Most residential electricians can’t legally or competently handle commercial scope. SPD is built for both — Samuel spent 16 years working commercial and industrial projects through IBEW Local 11 before founding SPD.
